These Terms of Service ("Terms") govern your access to and use of zoningnyc.com (the "Site") operated by ZoningNYC, part of the BVS / AAPC ecosystem ("ZoningNYC," "we," "our," or "us"). By accessing or using the Site, you agree to be bound by these Terms. If you do not agree, do not use the Site.
The Site provides information about ZoningNYC's zoning feasibility, development rights, land-use consulting, FAR analysis, legal use strategy, lot merger review, BSA variance screening, and related NYC zoning and land-use advisory services. Nothing on the Site constitutes a binding offer, legal advice, legal representation, architectural advice, engineering advice, or a regulatory determination. All project requirements should be confirmed with qualified licensed professionals including attorneys and architects.
ZoningNYC provides zoning feasibility analysis, development rights consulting, FAR calculations, legal use review, lot strategy, variance screening, and approval pathway analysis for NYC properties. ZoningNYC does not provide legal advice, legal representation, architectural drawings, DOB filing sets, or engineering services.
All legal matters should be reviewed by qualified legal counsel. All architectural drawings and DOB filings should be prepared by licensed design professionals. Where appropriate, projects may involve separate affiliated companies in the BVS and AAPC ecosystem that provide architecture, expediting, violation removal, compliance, or related services under their own agreements.
You agree to use the Site only for lawful purposes and in a manner consistent with these Terms. You agree not to use the Site to violate any applicable law or regulation, infringe the rights of others, transmit harmful or malicious code, attempt to gain unauthorized access to any portion of the Site or related systems, scrape or copy content for commercial purposes without written consent, or interfere with the operation or security of the Site.
We reserve the right to suspend or terminate access to the Site for any user who violates these Terms.
When you submit information through a contact form or upload files such as property records, certificates of occupancy, DOB records, surveys, or other property documents, you represent that you have the right to share that information and that the submission does not violate any third-party rights or confidentiality obligations.
You grant ZoningNYC a limited, non-exclusive license to use submitted information for the purpose of evaluating the inquiry and providing zoning consulting services. We do not claim ownership of your submitted content. Uploaded materials are reviewed by our team only and are not shared without your written consent except as needed to coordinate consulting work on your behalf.
Nothing on this Site or in any communication from ZoningNYC constitutes legal advice, legal representation, architectural advice, engineering advice, or a regulatory determination. Information about NYC zoning, FAR, permitted use, development rights, lot strategy, BSA variances, and related topics reflects our general consulting experience and is subject to change as zoning rules, agency procedures, and regulations evolve.
Always confirm current zoning requirements directly with the applicable agency or qualified licensed counsel before making project, acquisition, or financing decisions.
Any estimates, scopes of work, timelines, or guidance provided through the Site or in response to inquiries are preliminary and subject to confirmation through a written agreement. Final scope depends on the complexity of the property's zoning history, lot conditions, agency records, and other factors that may not be fully apparent at the time of initial review.
